Land is a commoddity which is only getting scarcer. It will not grow, and as the population in Utah continues to increase will become more and more valuable. Logan land is now worth about twice as much as it was just five years ago.

A little bit about buying land...

Many people have the dream of buying a few acres of land in a quiet location by the river, and building their dream home for their retirement. This is a great idea, and can be accomplished. Purchasing land to build on is a pretty complicated process and there are lots of issues you need to make sure are in place to make this dream a reality.

1.The cost of land: Land isn't nearly as cheap as it used to be. I always get phone calls of people wanting to buy several acres of developed land for less than $50,000. Unless the property is desolate and in the middle of nowhere, this isn't possible. The price and value of land has gone up significantly. Getting a loan on vacant land is also not as easy as a regular home mortgage.

2. Zoning Regulations: Cities and counties have "master plans" of what land is to be used at. Land that has been approved and designated for residential use often has restrictions. If the land has already been developed by a develper, there is a good chance the property has CC&R's. These may include restrictions to where you can build, the kind of house that can be built, and the size the home can be built. In addition, there may be easements on the property where the government, or utility company's have a right to use your property.

3: Utility Availability: Land in the middle of nowhere is cheap. The biggest reason is that there are no utilities in the middle of nowhere. With our lifestyle today, most of us cannot live without electricity. Even when a property is stubbed for utilites, you may still have to pay costly connection fees before you actually build.

4. Water: In Cache Valley, water is often an obstacle in land purchases. If the property isn't connected to the public system, it may be possible to have a well. However, wells can only be drilled if there are permits, and the division of water rights only allows so many well permits. There are many other obstacles with well water.
